Our History

Built in 1978, Fisherman's Wharf is located at 101-244 Millard Avenue, West Babylon, Suffolk County, New York. The community consists of eight, two-story apartment buildings consisting of 144 units and a main office.  Also situated on the property is a two-story building which contains the superintendent's apartment, maintenance garage and the recreation building consisting of a Club House and Fitness area for shareholder use.

Fisherman's Wharf filed to become a Co-Operative Community on October 13, 1989 and became known as Fisherman's Wharf at Babylon Owners Corp on April 24, 1992.

The fiscal year of the Sponsor ended in January 1992.  The Fisherman's Wharf fiscal year end remains the same as of today.

 

Located east of Route 109 in the Town of Babylon, Suffolk County, this private street, garden community is a gated property site which also contains a large pond, a small pond, an outdoor swimming pool, two full size tennis/pickleball courts and 300 outdoor parking spots. The property is provided with one main, circular driveway which extends along the north, south, east and west property sides.

Water utility service to the property is provided by the Suffolk County Water Authority. Water is metered to the property and billed as a tax according to the amount of usage. Water service is part of the operating budget and is included in the shareholder’s monthly maintenance.

Electric service to the property is provided by PSEG. Each shareholder is individually metered and billed for their electric usage.

​

Gas service is not available or provided.

​

Each first and second floor unit in Buildings 1, 7 & 8 enjoy a waterfront balcony.  Each second-floor unit in Buildings 2, 3, 4, 5 & 6 also include balconies. Almost all of the first-floor units are provided with a poured concrete slab at the entrance door which is used as a patio.
